What the estimate includes
The calculation assumes a fully amortizing loan with equal monthly periods, payments at the end of each month and an interest rate that stays constant. Interest is calculated on the outstanding balance. Each month's interest is rounded to cents and the final payment is adjusted to clear the balance.
This estimate excludes fees paid separately, taxes, insurance, late charges, irregular first periods, interest-only periods and balloon payments. Actual lender calculations and rounding may differ. The input ranges are calculator limits, not a statement that your loan qualifies for an SBA program.

No. Enter a rate quoted by your lender or use an illustrative rate to compare scenarios. The starting value is not an offer or a current market rate.
Will a variable-rate loan keep the same payment?
Not necessarily. This estimate holds the rate constant. If the rate changes, the lender may change the payment; rerun the estimate with a higher rate to explore the effect.
Does a lower monthly payment mean a cheaper loan?
Not necessarily. Extending the repayment term can lower the payment while increasing total interest. Compare total payments and fees as well as the monthly amount.
Can I use this for a line of credit or a complete SBA 504 financing package?
This tool models one amortizing term loan. It does not model revolving draws, multiple financing components or a complete 504 package.
